We are one of only a very small number of companies in North London, East London and the capital to insulate garden rooms with specialist waterproof membranes. Everything you need, from planning through to construction and any associated plumbing, heating and electrical services, come to you from a single company that deals with all aspects of the build.

Instead of moving out of Barnet, Enfield, Epping, Islington, Tottenham or any of the surrounding areas, clients can gain the additional space they need without having to take on a bigger mortgage, and without having to pay legal and removal fees. If you only have a limited budget, garden rooms will cost a fraction of what you would need to pay to relocate.
Builds of 30 square metres and under fall inside permitted development and won’t require planning permission. Our builds come with a 10-year guarantee and a material warranty. We can assist you with any planning submissions to local authorities in North London, East London, the capital or nationwide should you purchase a garden room bigger than 30 square metres.
All builds comply with current UK Building Regulations.
Our experience in project management, and the availability of all trades needed to complete the job, helps us in controlling build quality. Externally, we can use timber or composite cladding, or the client can choose a brick or rendered finish. We can advise you on your options so that your new garden room blends in well with the overall aesthetic of your property.
Internally, we plaster the walls and paint in your preferred choice of colour. In addition to any insulating, electrical, plumbing or heating works, North London Windows can also fit garden rooms in Barnet, Enfield, Epping, Islington, Tottenham, East London and the rest of the UK with laminate flooring, and with double-glazed windows and doors in aluminium or UPVC.
We insulate with an 80mm Kingspan insulation board and finish off with 12.5mm ply. The frame consists of 4x2 joists fixed to the floor, and the roof fixes to the frame with 8x2 joists. North London Windows closes off internal walls and ceilings with 12.5mm plasterboard, which we skim with two layers of multi-finish plaster to achieve a smooth surface for painting.
External walls, covered with waterproof membranes, are then battened and finished with timber or composite cladding.
The roof is made up of firing pieces to create a fall. We cover the 18mm ply surface with EPDM rubber, which comes with a 50-year manufacturer guarantee, or with a three-layer felt system which comes with a 20-year warranty.
We finish the roofs of garden rooms with UPVC soffits, fascias and boards to match the style of the cladding.
Our team paints internal walls in any colour chosen by the client. North London Windows laminates the flooring but you can have alternative coverings laid at an extra cost.
Garden rooms come fully wired with their own consumer units. Builds include external lighting, either wall-mounted or sunk into the soffit boards, and we also fit wall-mounted electric radiators. We cover all aspects of landscaping, from patios and decking to fake grass, to provide outdoor spaces in Barnet, Enfield, Epping, Islington, Tottenham, East London, the Home Counties and all UK areas with a perfect finish.
